Terms & Conditions
General
- Only guests listed on the booking can stay or use any of the facilities unless otherwise agreed. The total number of people specified in the property description can't be exceeded.
- If you have booked more than one cottage, do not move items between the cottages.
- Please clean the BBQ after use and leave the cottage tidy with a basic clean.
- Please respect quiet time 11:00 PM to 7:00 AM
- All site play equipment and pool are used at your own risk no liability accepted.
- Parking is at your own risk no liability accepted.
- Please park cars facing playing field in the car park.
- To permit the owners or owners representative reasonable access to the property.
- A cot may only be occupied by a child under the age of two.
- Any damages have to be paid for. We do not charge for the odd plate or glass, but we will charge for any major breakages or damage to the cottages play equipment pool. We will also charge for stains that cannot be removed by our professional cleaners or laundry service as per our terms and conditions.
- For group bookings (in excess of 10 persons) the owners may require a damage deposit bond of £500 to be held for the duration of the stay. Payment will be required one week prior to the commencement of your holiday. Repayment, should no deductions be required, will be refunded within a week of your stay.
Insurance
We recommend you take out appropriate holiday insurance.
Deposit
Bookings will only be accepted in writing on an official booking form. Providing the booking is made at least 10 weeks in advance of the commencement of the holiday it must be accompanied by a deposit of 30% of the total rental. If a booking is made less than ten weeks prior to the start of the holiday the rental must be paid in full at the time of the booking.
Final payment
Once the booking form has been received applicants are liable for the balance of the rent 8 weeks prior to the start of the letting period. A reminder will be issued. Non-payment by the date due will be treated as a cancellation after which the property may be re-let without reference to the applicant. VAT is included in the rental fee.
Cancellation
Cancellations may be made by telephone but must be confirmed in writing. In the event the property is re-let a refund will be made of the sum obtained less a £50 administration fee. In the event the property is not re-let the applicant will still be liable for full payment and no refund will be made. We strongly recommend applicants take out adequate travel/cancellation insurance.
Eligibility
a. Bookings will not be accepted from groups of single persons under the age of 25.
b. Bookings will not be accepted for hen and stag parties.
Tenancy
A tenancy confers upon the tenants the rights to occupy the property for a holiday within the meaning of Schedule 1 Provision 9 of the Housing Act 1998.
Duration and times of letting
Lettings are for a maximum of four weeks and commence at 4.30pm on day of the tenancy and end at 4pm on day of departure unless otherwise indicated.
Non-availability of the property
If for any reason beyond the owners control the property is unsuitable for holiday letting all rents and charges paid by the applicant will be fully refunded but the applicants shall have no further claim over the owners.
Fire hazards
- No smoking, vaping or candles allowed inside the properties.
- Smoking outside is permitted, but please dispose of cigarette butts in metal bins and do not throw away anywhere else.
- No deep fat fryers allowed.
- No portable electrical items allowed other than laptop and phone charges, unless permission is granted.
- No EV charging from cottages in any form allowed.
- No fireworks, Chinese lanterns, fire pits or portable barbecues allowed.
Barbecues
- Barbecues are for coals only (not supplied) the use of logs provided are for log burners and are not permitted in barbecues.
- Ash is to be disposed in metal been provided in car park area.
- Please clean the BBQ after use.
- Only barbecues provided are to be used and no portable barbecues are to be used on the premises.
Dog guests
- Dogs must be booked by prior agreement at a cost of £50 per dog per stay.
- Dogs to be kept on leads at all times while on the property and to be kept under control at all times.
- Dogs are not allowed upstairs in the cottage or allowed on the furniture unless covered.
- Dogs are not allowed in other cottages that have not been booked for the dog.
- Dogs are not allowed to be left unattended in the cottage.
- Dogs who bark continuously are not allowed to stay.
- After walking dogs, they must be cleaned before entering the cottage.
- All dog waste must be picked up and placed in general waste bin within a bag.
- No puppies under 6 months are allowed to stay.
- The cottage must have basic clean and remove as much hair as possible before departure, if the cottage requires serious additional cleaning a charge of £100 will be charged.
- Please be aware that we have a cat on site
- No dogs in the games room or pool area.
- We reserve the right to ask you to remove your dog from the premises if the dog does not behave or cannot be kept under control.
Waste and recycling
- General waste in large general waste bins in bags.
- Ash in metal ash bin.
- Food waste in small blue food waste bins in bags.
- Dog waste in large general waste bin in bags.
- Please recycle in separate green or black recycling boxes.
- Please separate into glass paper metal and plastic.
Pool rules
- Pool is open 8:00 AM to 8:00 PM via booking system only.
- Pool is available to use entirely at your own risk we accept no liability for any accident however caused.
- Adults remain responsible for all under eighteens and must supervise under eighteens.
- Guests must stick to pre booked slots.
- No running diving as purple signs.
- Babies and toddlers must wear waterproof nappies
- Please shower before pool use.
- No shoes in Pool or changing rooms area.
- No food or drinks in Pool and changing rooms.
- No sharp objects glass or crockery of any kind in Pool or changing rooms.
- No urinating in Pool.
- White cottage towels cannot be used for pool use. Swimming towels available on request.
- We reserve the right to close the pool for safety or maintenance reasons at any time.
- We reserve the right to disallow use if the rules are not adhered to.
Inventory
Any discrepancy to the inventory should be reported to the owners within 24 hours of arrival otherwise it will assume the inventory was correct.
Breach of contract
If there should be a breach of contract in any of the above conditions the owners reserve the right to enter the property and determine the occurrence without prejudice to the rights of the owners.
Authority to sign
The person who signs the booking form signifies that he or she is authorised to agree to the booking conditions on behalf of all persons included on the booking form. The signatory must be a member of the party intending to occupy the property and be over the age of 18 years.
In the event of a fire
Raise the alarm, shout fire, close all doors behind you, please evacuate the buildings as fast as possible taking account of all members of your party. Gather in car park area and dial 999 ask for the fire brigade and give address. Notify the owner on 07809150233.
